Multi-family Housing | 22nd - 23rd October 2025 | Hotel Indigo Dallas Downtown, an IHG Hotel, Dallas, Texas, USA

OVERVIEW

The United States is set to witness a record-breaking number of apartment and multi-family completions this year, with 518,108 rental units expected to be delivered. This represents a 9% increase from last year and a 30% jump compared to 2022, according to a recent report from RentCafe.

The continued development of multi-family housing such as town homes, condominiums, and apartments provide an effective solution to the housing shortage while enhancing affordability. These developments enable higher housing density in both urban and suburban areas and are typically more cost-efficient to construct than single-family homes, offering a quicker and more economical way to boost housing supply. However, restrictive zoning regulations have presented challenges to constructing multi-family homes in certain areas.

Dallas leads the nation in multi-family apartment development accounting for 20,100 units opened in 2023 and nearly 55,200 unit under construction in the beginning of 2024. In total, Dallas accounts for a total of 75,000 new multi-family apartments. These statistics mean that Dallas has the biggest pipeline of apartments in the country. Austin and Houston follow closely with new multi-family apartment supply of 60,000 and 51,000 units respectively.
